It applies the reducing-balance formula to principal and rate, adds the annual tax and insurance divided across the payments, and splits each instalment into its interest and principal parts so the balance can be watched falling. What follows concerns only that tool and the inputs involved in it.

Practically, all the calculation needs is the loan amount, rate, term and running costs. Typical reasons people open HomMetra include comparing a fifteen-year and a thirty-year term, and in every case the work happens on the visitor's own device rather than ours.
