HomMetra ("we", "us") runs hommetra.com. Set out below is what we do with information and what you can choose. In one line: the loan amount, rate, term and running costs are handled inside the browser and never leave your device.

What this policy applies to

HomMetra does one thing — as a mortgage calculator it estimates the monthly payment on a home loan including property taxes and insurance, and compares terms, down payments and rates over the full amortisation. It applies the reducing-balance formula to principal and rate, adds the annual tax and insurance divided across the payments, and splits each instalment into its interest and principal parts so the balance can be watched falling. What follows concerns only that tool and the inputs involved in it.

Practically, all the calculation needs is the loan amount, rate, term and running costs. Typical reasons people open HomMetra include comparing a fifteen-year and a thirty-year term, and in every case the work happens on the visitor's own device rather than ours.

The inputs you provide

Every result here is produced by JavaScript running in your browser. Your inputs are used only to render the answer on the page: they are not transmitted to a server, stored, sold, or shared. The calculation needs nothing beyond what is already on the page — it simply applies the reducing-balance formula to principal and rate.

Financial figures you enter

Money figures are among the things people least want shared, and they are handled accordingly: no balance, rate or contribution leaves the browser at any point in the calculation.

Security and data retention

HomMetra keeps nothing that identifies you and nothing you calculated. The only security surface that matters is the site's own delivery, which is encrypted throughout and patched when it needs to be.

Two things can set cookies on hommetra.com: our own consent flag, which remembers your answer to the banner, and the third-party advertising network, which may use them for interest-based ads. Refuse them all and the tool still behaves exactly as before.

Analytics and aggregate statistics

Any measurement we do is statistical rather than personal: how many people opened a page, roughly where from, and which tools get used. It is aggregated before it is read, and the values you type are never part of it.
