About
About HomMetra
HomMetra does exactly one job: estimates the monthly payment on a home loan including property taxes and insurance, and compares terms, down payments and rates over the full amortisation. That is the whole of the site. No account, no newsletter, and no wall between you and the number you came for.
The idea behind HomMetra
There is no shortage of personal-finance tools online; what is scarce is one that respects your time. HomMetra is deliberately narrow — it estimates the monthly payment on a home loan including property taxes and insurance, and compares terms, down payments and rates over the full amortisation and stops there. A small, honest tool beats a sprawling page that buries the answer under advertising.
How the result is produced
Everything runs on your own device. When you use the tool, it applies the reducing-balance formula to principal and rate, adds the annual tax and insurance divided across the payments, and splits each instalment into its interest and principal parts so the balance can be watched falling. Nothing about the method is hidden: if you want to check a result by hand, the description above is the algorithm the page actually uses, and every figure you see comes from it rather than from a black box.
What happens to your input
The loan amount, rate, term and running costs never leave your browser. There is no backend that receives them, no database that stores them, and no advertiser that sees them — so you can load the page, disconnect from the internet, and the tool keeps working.
Who uses it
- anyone doing the numbers before a decision.
- people modeling a plan over several years.
- readers who want the assumptions laid out.
How this stays free
There is no charge to use HomMetra. The costs are covered by advertising, which stays out of the way of the tool itself and has no access to your input. If an advert ever interferes with the page, tell us and we will look at it.
Contact
Tell us through the contact page if you find a bug or want something added. The mortgage calculator improves mainly on the strength of what users report.
